Quick answers
- What should I set aside before you pack?
- Medication and prescriptions, passports and other documents, the insurance policy, laptops and phones with work on them, keys and wallets, and anything small and irreplaceable. Tell the crew what you took and where it went.
- Where do my belongings go?
- Items that need off-site cleaning are cleaned by the method their material and contamination call for, then held in climate controlled, inventoried storage until the property is ready for them.
- What about artwork, instruments, and firearms?
- They get handled outside the normal flow, because normal handling damages them. Tell us about them on the first walkthrough, before any box is taped.
- Does the inventory help with my insurance claim?
- Yes. A carrier settling a contents claim wants descriptions, quantities, conditions, and photographs, which is exactly what the pack-out inventory produces. It goes to you either way.
- Is the initial walkthrough free?
- Yes. The initial inspection is free, and we tell you honestly whether your contents need to leave or can be protected in place.
- How do I reach you right now?

What to do before help arrives
- 1.Photograph each room yourself before anyone arrives. Two minutes now is worth a lot later.
- 2.Set aside anything irreplaceable, plus medication and documents you need this week, and tell the crew.
- 3.Do not start cleaning smoke-affected items. The wrong first pass on a finish is permanent.
When your belongings need to leave the house
Contents services cover the belongings that need to be moved or cleaned during restoration. Furniture, clothing and other items need a record of their condition and location throughout the work. We inventory and photograph items before packing, track them through handling and storage, and give you the list so you can see what has been moved.
A pack-out happens for two reasons. The first is that the room cannot be cleaned or dried with the contents in it, which is true of most fire losses and a lot of water losses. The second is that the items themselves need cleaning that cannot happen inside a damaged building, because the environment they are sitting in is still contaminated. Where neither applies, contents stay and get protected in place, which is faster and cheaper for you.
The contents inventory, item by item
The inventory is the whole product. We work room by room, photograph each area as found, then photograph and record items individually as they are packed, with the condition noted. Cartons are numbered and mapped to the room they came from. That record is what lets you find your things, what supports a contents claim with your carrier, and what protects both of us if something is questioned later.
Before anything gets packed there is a short list worth pulling out yourself. Medication, current prescriptions, and anything medical. Passports, birth certificates, immigration documents, titles, and the insurance policy itself. Laptops and phones with work on them. Keys, wallets, and anything carrying an account number. Anything irreplaceable and small, meaning photographs, jewelry, and the objects that would end this conversation if they went missing. Tell the crew what you have taken and where it went, so the inventory reflects reality. Everything else can go through the process.
Contents cleaning by material
Cleaning method depends on the item and the contamination. Hard goods take surface cleaning and, where appropriate, ultrasonic cleaning that reaches into detail a hand cannot. Textiles and soft goods go out for specialty laundering or dry cleaning depending on the fiber and the residue. Electronics need handling early, because smoke residue is acidic and keeps corroding boards while the unit sits in a box. Documents and photographs are their own specialty and the window on them is short.
Certain categories get handled outside the normal flow, because normal handling damages them. Artwork and framed photographs need to travel flat and dry and should not be stacked. Musical instruments respond badly to the humidity swing between a wet house and a storage facility. Firearms need a documented chain of custody. Wine has a temperature window. Antiques with an original finish are frequently made worse by the cleaning that would bring back a modern piece. Tell us what falls into these buckets on the first walkthrough, because the decision about who handles them is easier before the box is taped.
Not everything can be saved, and pretending otherwise wastes your time. Porous items saturated by Category 3 water do not come back. Items with structural damage do not come back. Items where the cost of cleaning exceeds the value of the item are usually a bad trade, and we will say so rather than billing you to clean them. Anything on that list gets photographed and documented for the claim before it goes anywhere.
Storage and pack-back
Storage is climate controlled and inventoried, and it is not open-ended. Contents stay until the property is ready for them. The reason a pack-back gets delayed is almost always that the structure work took longer than expected, which is why we tell you on day one that putting the building back together belongs to a separate trade with its own schedule. We connect you with partners from our network for that phase early, hand them our records and scope, and stay reachable, so your belongings are not waiting on work nobody has started.
The single most common complaint about contents handling in this industry is silence, and it is avoidable. You should know when the truck is coming, what is going on it, where it is going, and roughly when it comes back. You should be able to ask where a specific item is and get an answer the same day. And you should be told early if something is not going to survive the process, rather than discovering it at pack-back. None of that is difficult. It is a decision about whether a company treats the inventory as a document or as paperwork.
Pack-back is the reverse of the inventory. Items go back to the rooms they came from, unpacked to the level you want, with the inventory reconciled against what returns. That reconciliation is the step that gets skipped in this industry, and it is the one that turns an anxious month into a closed file.
Contents claims and your insurance
On insurance losses the contents inventory is frequently more useful to you than the structure estimate. A carrier settling a contents claim wants a list with descriptions, quantities, conditions, and photographs, which is exactly what a pack-out produces as a byproduct. We prepare our estimate for our own scope of work and can bill the carrier directly for our services, and the inventory goes to you either way.
The money side of contents works differently from the structure side and it is worth understanding early. Most policies handle contents under a separate limit, and many settle at actual cash value first and pay the difference only when you replace the item and submit the receipt. That means an inventory with descriptions and conditions is doing real financial work, and a vague list costs you money. It also means the decision to clean an item rather than replace it is sometimes yours to make rather than ours. Coverage questions belong to your carrier, and we give you the documentation to ask them well.
Contents pack-out across Los Angeles, Orange County and Riverside
We handle contents on water, fire, smoke, wildfire, and sewage losses anywhere in Los Angeles, Orange County and Riverside. On a fire in particular the contents move first, because everything you own is absorbing odor for as long as it sits in a smoke damaged room. That is why our fire and smoke page puts contents ahead of structure in the sequence.
Removal of building materials, reconstruction, and structural work is referred to an independently licensed contractor of your choosing. We can introduce you to partners from our network, and you hire them directly.
