The Los Angeles River begins behind Canoga Park High School, beside Vanowen Street, where Bell Creek coming out of the Simi Hills meets Arroyo Calabasas coming down from the Santa Monica Mountains. Both arrive in concrete channels. Los Angeles County Public Works estimates that the channel there has flood capacity for only a 2 percent, or 50-year, storm, and the county named the area a major project zone in the LA River Master Plan it adopted on June 14, 2022.
A 50-year channel holds in most winters. The water that reaches homes in an ordinary storm comes from closer in: streets that pond at a low corner, gutters that overflow, and runoff that runs down a driveway and under a garage door. Water from outside is contaminated by the time it crosses the threshold. It gets extracted, the surfaces get cleaned and disinfected, and porous materials that soaked it up are removed before drying begins.
Water has shaped this place from the start. Owensmouth was founded on March 30, 1912, and with no water supply of its own it joined Los Angeles on February 26, 1917. It was renamed Canoga Park on March 1, 1931. In 1955 Rocketdyne built its main plant here and aerospace firms followed. Canoga Park still has blocks of industrial and commercial buildings, and their roofs, sprinklers and restrooms leak like any others.
Today Canoga Park is mostly renters. In ZIP code 91303, about four in five households rent, and more than half of the housing units are in buildings of twenty or more. In buildings like that, water rarely stays where it starts. A supply line fails on the third floor and the stain shows on the first. A drain stack backs up and surfaces in the lowest unit. We trace it to the unit where it began, check every unit it could have reached, and keep separate photos and readings for each unit number.
For owners and managers, that per-unit file is the record everyone asks for later: where the loss began, which units it reached, and what was done in each one. We work within the building's access rules, coordinate entry with tenants, and keep the drying equipment out of the way of people who still live there.
For tenants, the steps are short. Close the shutoff under the sink or behind the toilet if the leak is there. Move your things away from the water. Photograph the damage and tell the manager in writing so there is a dated record. Then call us, day or night. We explain each step in English or Spanish.
The street mains are old enough to break. Around 1 in the morning on November 24, 2015, a main broke near Remmet Avenue and Hart Street, and water spread from the intersection into the surrounding streets before crews closed the area. A break like that sends water toward the lowest garages and ground-floor units on the block, and it is handled as contaminated water from the start.
Sherman Way is Canoga Park's main street, with restaurants and shops between Topanga Canyon Boulevard and Canoga Avenue. A business with water on the floor needs its front room back first. We plan the job to reopen what is safe soonest, contain the work area, and give you daily moisture logs and photos for your landlord and your carrier. Mold and kitchen smoke are handled the same way, under containment with HEPA filtration.
On insurance, we document the damage, estimate our own scope of work, and can bill your carrier directly for our services. The question of what a policy covers belongs to your carrier, your agent or a public adjuster you hire. We respond anywhere in Los Angeles, Orange County and Riverside around the clock, our technicians hold IICRC certifications, and the first inspection is free.
