On October 26, 2020, the Silverado Fire started in the hills east of Irvine and drove west on Santa Ana winds. By the next day it had burned 13,354 acres, and around 70,000 Irvine residents had been ordered to evacuate, along with about 9,500 in Lake Forest. No homes were confirmed lost, and the orders were lifted within days. What a fire like that leaves in homes that stood is smoke and ash in attic insulation, ductwork and closets, and that is worth checking even years later if a house still smells of it.

Most Irvine water losses are inside the house. Much of the city is built on slab-on-grade foundations, and a supply line leaking under a slab is hard to find and easy to underestimate. A warm patch of floor alongside a rising water bill is the usual sign. We find the wet area with moisture readings and thermal imaging and document how far it spread before anything is opened up.

Townhomes and condominiums share walls, floors and ceilings, so a leak rarely stays in one home. A failed supply line in one unit reaches the unit beside it or below it, and the question of which home it started in becomes the first thing everyone asks. We trace it, check every unit it could have reached, and keep a separate photo and moisture record for each address.

Homeowners associations are part of almost every Irvine job. Common walls, shared plumbing and exterior elements may fall to the association rather than the owner, and access often runs through the management company. We coordinate with HOA managers and owners and give both the same per-unit record, so the conversation about responsibility starts from facts.

Newer construction fails in its own ways. Washing machine hoses, dishwasher and refrigerator lines, water heaters in garages and air conditioning drain lines are the usual sources. Those begin as clean water, and the job is speed: extraction first, then drying with daily logged readings until the structure reads dry.

Federal guidance says to dry water damage within 24 to 48 hours if possible, because materials that stay wet longer usually grow mold. Behind a refrigerator or under a cabinet, growth can start long before anyone sees it. We handle mold under containment with HEPA filtration, so cleanup in one home does not spread into the next.

Before a crew arrives, shut off the water at the fixture or the main, tell your neighbor and your HOA manager if the water could have reached them, move what you can off the floor, and photograph every wet room before anything moves.

Irvine's business districts get after-hours water losses too: a failed supply line in an office kitchen, a fire sprinkler, a roof drain. We respond at night, contain the affected suites so the rest of the building can keep working, and keep logs and photos for the landlord, the tenant and the carrier.

Many Irvine residents rent. If you rent, your landlord's policy generally answers for the building, not your belongings, and a renters policy is where personal property questions usually go. Photograph what was damaged either way, and tell your landlord in writing. Keep receipts for anything you buy and any night you spend somewhere else while the unit dries.

On insurance, we document the loss with photos, moisture readings and daily drying logs, estimate our own scope of work, and can bill your carrier directly for our services. Coverage questions belong to your carrier, your agent or a public adjuster you hire. We respond anywhere in Orange County, Los Angeles and Riverside around the clock, our technicians hold IICRC certifications, and the first inspection is free.

Common questions in Irvine

Have a question that is not answered here? Call any hour, or ask for a callback.

Water from my neighbor's townhome came through our shared wall. Who handles it?

Start by telling your neighbor and your HOA manager, and photograph the damage. We trace the water to where it started, check both homes, and keep a separate record for each so responsibility can be sorted out from facts.

Do you work with HOA management companies?

Yes. We coordinate access through the management company and give the association and the owners the same per-unit photos, moisture readings and drying logs.

How do you find a leak under a slab?

With moisture readings and thermal imaging. We document where the floor is wet and how far it spread, then extract and dry it. The plumbing itself is a separate trade.

Our house still smells of smoke from a past fire. Is that worth checking?

Yes. Smoke and ash settle in attic insulation, ductwork and closets. Photograph everything, keep receipts, and get it assessed before cleaning.
