What's different about restoration in Glendale
- The New Year's flood of 1934, after a November 1933 fire above the Crescenta Valley, destroyed around 400 homes and hit La Crescenta, Montrose and Glendale.
- After the 2020 Grandview Fire near West Mountain Street and Idlewood Road, LA County Public Works warned a 50-year storm could send debris onto private properties there.
- The Verdugo Mountains rise directly behind Glendale's hillside neighborhoods, so any fire on those slopes raises runoff risk below.
- A large share of Glendale lives in multifamily buildings, where water crosses between units through shared walls and ceilings.
Damage at a property in Glendale? Call any hour, or ask for a callback.
Glendale has a long memory for water coming down the hills. On New Year's night 1934, after a wildfire had burned the slopes above the Crescenta Valley the previous November, a storm sent mud and debris down the canyons toward the Verdugo Wash. Around four hundred homes were destroyed, La Crescenta and Montrose were hit hardest, Glendale neighborhoods took damage too, and dozens of people died. The flood control channels and debris basins around the city today exist because of that night.
The risk did not end with them. After the 2020 Grandview Fire burned about eight acres of hillside near West Mountain Street and Idlewood Road, Los Angeles County Public Works warned that a fifty-year storm could send debris onto private properties along those streets. Any fire on the Verdugo slopes, however small, puts the homes directly below it at risk the following winter. Runoff that reaches a house that way carries mud and ash, and it gets handled as contaminated water from the start.
Most Glendale calls are inside, and a lot of them are in apartment buildings. In a multifamily building the unit that calls is rarely the unit where the water started. A supply line fails on the third floor, the ceiling below stains a day later, and by the time anyone downstairs speaks up the water has crossed into the wall cavities and the unit next door. We trace the water to its source, check every unit it could have reached, and keep a separate photo and moisture record for each unit number.
For owners and property managers that per-unit record is the point. It shows which unit the loss started in, which units it reached, and what was done in each, which is what a carrier, an owner and a tenant all end up asking for. We coordinate access around tenants and work within whatever access procedure the building already uses.
Single-family homes in the hillside neighborhoods have their own pattern. Slopes push water against foundations in a storm, lower rooms built into the hill stay damp, and a slow leak in a bathroom above can run inside the wall for weeks before it shows. Moisture readings find what the eye misses, and we log them every day until the structure reads dry.
Mold follows water that sat, and in a building with shared walls it can travel. We handle mold under containment with HEPA filtration, so cleanup in one unit does not spread spores into the next, and we tell you plainly what we found.
If you are a tenant and water is coming in, close the shutoff valve for the fixture if you can find it, move belongings away from the wet area, and tell the manager in writing so there is a dated record. Photograph the ceiling, the walls and anything damaged before you move it. If you manage the building, check the units above, below and beside the one that called, because the source is often next door. Then call us, and we start with tracing, extraction and a written moisture record for each unit we enter. A written notice with the time you first saw the water is often the most useful single document later, for the tenant, the owner and both carriers.
On insurance, we document the loss, estimate our own scope of work, and can bill your carrier directly for our services. We are not adjusters; coverage questions belong to your carrier, your agent or a public adjuster you hire. We respond anywhere in Los Angeles, Orange County and Riverside around the clock, our technicians hold IICRC certifications, we work in English and Spanish, and the first inspection is free.
