What's different about restoration in Santa Monica

  • On January 7, 2025, Santa Monica ordered evacuation north of San Vicente Boulevard during the Palisades Fire, with a warning between Montana Avenue and San Vicente.
  • The order was downgraded to a warning on January 14, 2025, with a 6 p.m. to 6 a.m. curfew north of San Vicente.
  • A January 2023 storm brought flooding in some homes and businesses, elevator-stranding outages and a sand-blocked storm drain near the beach.
  • After the fire, debris lodged in the Santa Monica Canyon flood channel raised overflow concerns for homes alongside it.

On the evening of January 7, 2025, as the Palisades Fire spread, Santa Monica ordered everyone north of San Vicente Boulevard to evacuate, with a voluntary warning between Montana Avenue and San Vicente. The order stood for days before it was downgraded to a warning on January 14, with a curfew still in place north of San Vicente. The flames stayed out of the city. The smoke and ash did not, and homes on the north side that never saw fire can still carry residue in attic insulation, ductwork and closets.

For a house or a unit like that, the order matters. Photograph every room before anything is cleaned, including the air filter, which is dated physical evidence. Keep receipts. Get it assessed before it is cleaned or aired out, because the condition of the home is the evidence a smoke claim turns on. Our explainer on California's new smoke damage laws covers what changed and what to document.

Water is the everyday call here, and a lot of it happens in apartment buildings. Santa Monica has a large stock of older multifamily buildings, and in those the unit that calls is rarely the unit where the leak began. A supply line fails upstairs, the ceiling below stains the next day, and the water has already moved sideways through shared walls. We trace it to its source, check every unit it could have reached, and keep a separate photo and moisture record for each unit number.

For owners and property managers that per-unit record is what matters later. It shows where the loss started, which units it reached, and what was done in each, which is what the owner, the tenants and the carriers all end up asking for. We work within the building's access procedures and coordinate around tenants.

Storms bring their own calls. During a January 2023 storm the city fielded a rise in emergency calls, with flooding in some homes and businesses and power outages that stranded elevators, and a storm drain near the beach blocked with sand. In Santa Monica Canyon, debris lodged in the flood channel after the fire has raised worries about overflow near homes along it. Water that comes in from outside is contaminated, and it gets cleaned and disinfected before drying starts.

Beach air keeps buildings damp in a way inland neighborhoods do not. A slow leak in a coastal unit dries more slowly, and mold has more time to start. Federal guidance says to dry water damage within 24 to 48 hours if possible, because materials that stay wet longer usually grow mold. We handle mold under containment with HEPA filtration and tell you plainly what we found.

If you are a tenant and water is coming in, close the fixture's shutoff valve if you can, move your belongings away from the wet area, photograph everything, and tell the manager in writing so there is a dated record. If you manage the building, check the units above, below and beside the one that called.

Businesses along Main Street, Montana Avenue and the Third Street Promenade get the same urgency. A restaurant or shop with water in it needs the public space back first, so we plan the work around reopening, contain the wet areas, and keep the daily logs and photos a landlord and a carrier will ask for.

On insurance, we document the loss, estimate our own scope of work, and can bill your carrier directly for our services. We are not adjusters; coverage questions belong to your carrier, your agent or a public adjuster you hire. We respond anywhere in Los Angeles, Orange County and Riverside around the clock, our technicians hold IICRC certifications including fire and smoke restoration, and the first inspection is free.

Common questions in Santa Monica

Have a question that is not answered here? Call any hour, or ask for a callback.

We were north of San Vicente during the Palisades Fire. Could our home still have smoke damage?

It can. Smoke and ash settle in attic insulation, ductwork and closets without any flame nearby. Photograph everything before cleaning, keep receipts, and have it assessed first. Whether a claim pays is your carrier's call.

A leak in our building started in another unit. How do you sort that out?

We trace the water to the unit where it started, check every unit it reached, and keep a separate photo and moisture record for each, so the owner and the carriers can see exactly what happened where.

Does beach air slow down drying?

It can. Coastal humidity keeps materials damp longer, so we size the drying equipment to the space and log readings every day until the structure actually reads dry.

Do you work with Santa Monica property managers?

Yes. We work within the building's access procedure, coordinate with tenants, and give you per-unit photos, moisture readings and daily drying logs.
