What's different about restoration in Toluca Lake
- Toluca Lake was subdivided as Toluca Lake Park in 1923, and Lakeside Golf Club, bordered on the south by the Los Angeles River, opened in 1924.
- The lake is private, about six acres, kept at level by community wells over an asphalt concrete bottom, and maintained by an owners' association formed in 1934.
- In the census tract around the lake, the median home was built in 1952.
- Part of the neighborhood, including the east end of the lake, is in Burbank, which runs its own Building and Safety Division and its own utility, Burbank Water and Power.
- In the neighboring census tract, the median build year is 1976 and about three quarters of households rent.

Toluca Lake was laid out as Toluca Lake Park in 1923 on land that had been the Forman ranch, and Lakeside Golf Club opened the following year on a course whose southern edge is the Los Angeles River. The lake itself is private, about six acres, kept at level by community wells and floored with asphalt concrete to stop seepage, and the owners around it have maintained it through an association since 1934. The houses near it are old in a way that matters for this work. In the census tract that holds the lake, the Census Bureau puts the median home's construction year at 1952, and a large share went up before 1950.
Houses from the 1920s through the 1940s were commonly plumbed with galvanized steel supply lines and cast iron or clay drain lines. Galvanized pipe rusts from the inside, narrows over decades, and tends to give way at threaded joints, often inside a wall. Cast iron drains thin out along the underside of the pipe. Clay sewer laterals let roots in at the joints until a backup forces the issue. In a house that has been partly updated, the old and new runs meet somewhere, and those transitions are the first places worth checking when water shows up without an obvious source.
When roots finally close a clay lateral, the backup comes up through the lowest drain in the house, usually a shower, a tub, or a laundry floor drain. That is sewage, and it gets handled as a health hazard. Keep people and pets away from it, stop running water anywhere in the house, and leave the fans off. Our sequence is containment, extraction, disinfection at the full dwell time the product requires, and drying last. A plumber clears or lines the lateral, and we tell you on the first visit where that hand-off falls.
Many houses of that era also sit on raised wood floors over a crawl space rather than on a slab. That changes a water loss completely. Water that goes through the floor collects on the soil or the footing below, where it can sit for weeks with nothing to show upstairs except a musty smell or a floor that feels softer than it used to. Drying a crawl space means getting a light and a meter into it, managing the moisture in the soil and the framing together, and checking the underside of the original hardwood, which dries slowly and cups when it is pushed too hard.
Age also means testing. Paint, plaster, joint compound, flooring, and pipe wrap in a house built before 1978 can contain lead or asbestos. We test before disturbing materials in any house that old, and if something comes back positive, we contain the area and bring in a separately certified abatement firm for that material. It adds a step. It also keeps a water loss from becoming an exposure problem for the family.
Toluca Lake is a district of the City of Los Angeles, but the neighborhood spills over into Burbank, including the eastern end of the lake. The line matters more after a loss than before one. On the Los Angeles side, water service comes from LADWP and building permits from LADBS. On the Burbank side, water comes from Burbank Water and Power and permits from the city's Building and Safety Division on North Third Street. We are a mitigation company and we do not pull permits, but the trades that follow us will, and the utility to call about a service line depends on which side of that line the house sits.
Not all of Toluca Lake is old houses. In the neighboring census tract the median construction year is 1976, about three quarters of households rent, and nearly half the housing units are in buildings of twenty or more. Riverside Drive, the neighborhood's main commercial street, runs on into Burbank with shops, restaurants, and offices along it. Those buildings bring multi-unit losses: water moving between units through shared walls and ceilings, and an owner, a tenant, and sometimes an association all needing the same record. We document by unit and by room so each of them can read it without translation.
Older houses tend to hold older things: furniture, photographs, papers, and collections that no order form can replace. When a room has to be cleared, we photograph and inventory every item before it is packed, and the list goes to you. If documents or photographs got wet, keep them flat and cool and do not try to pull stuck pages apart. Ask us first, because paper recovery is specialist work and the first handling decides a lot of the outcome.
Calls from Toluca Lake, on either side of the city line, get the same response as anywhere in Los Angeles, Orange County and Riverside: dispatch around the clock, an arrival window on the phone based on where the crew is when you call, and a text when they roll.
Every first visit starts the same way, and it is free. We map the moisture with meters and thermal imaging, check the crawl space where there is one, grade the loss, and hand you the scope in writing. Our work is extraction, drying, cleaning, mold remediation, smoke and odor work, and contents. Restoring the structure afterward is a separate trade with its own state license, and when our part is done we connect you with partners from our network for it, hand over our moisture records and scope, and stay reachable. Our technicians hold IICRC certifications in water damage restoration, applied microbial remediation, fire and smoke restoration, and odor control. General liability and workers' compensation insurance in force. Certificate of insurance available on request. We work in English and Spanish.
