What's different about restoration in Huntington Beach
- The city warns of dry weather flooding in certain low areas when tides exceed about 7.0 feet; king tides arrive three or four times a year.
- In 2023 a king tide left about a foot of water on PCH at 19th Street, streets flooded three times in a week, and crews closed more than 30 valves.
- In December 2012 a tide reported at a record 8.4 feet flooded Sunset Beach streets and garages.
- Huntington Harbour homes sit along channels behind seawalls and bulkheads, so bay water reaches garages and ground floors from the water side.

Huntington Beach floods without a storm. When tides run above about 7.0 feet, the city warns that certain low areas are subject to dry weather flooding, and king tides like that come three or four times a year. In 2023 a king tide left about a foot of water on Pacific Coast Highway at 19th Street, city streets flooded three times in one week, and crews turned more than thirty valves to keep bay water from pushing up through the drains while portable pumps ran.
Sunset Beach has seen worse. In December 2012 a tide reported at a record 8.4 feet flooded streets there, and residents described every garage on a street taking water. Many Sunset Beach homes sit raised, which kept water out of the living space, but the garage, the laundry room and anything stored at ground level took the hit. That pattern still holds. On a raised beach house, the ground floor is where the loss is.
Huntington Harbour has its own version. The homes along the channels sit behind seawalls and bulkheads, and when the tide comes over the wall or up through the storm drains, water reaches garages and ground floors from the bay side. It is the same water the city is fighting with valves and pumps, and it is contaminated by the time it crosses a street or a drain.
That shapes the work. Seawater and street water get handled as contaminated from the first minute: containment, extraction, cleaning and disinfection, then drying. Cardboard boxes, carpet and anything upholstered that sat in it usually cannot be saved, so photograph it all before it goes. Salt left in drywall and framing keeps pulling moisture out of the air, so we log readings every day and keep the equipment running until the numbers hold, not just until the surface looks dry.
Most Huntington Beach calls are still inside the house: a water heater in the garage, a supply line under a sink, a slab leak, a dishwasher. Those start as clean water, and the job is speed. Federal guidance says to dry water damage within 24 to 48 hours if possible, because materials that stay wet longer usually grow mold. A leak caught the same night is a much smaller job than one found after a weekend away.
King tides are predictable, which is the one advantage they give you. Tide tables are published months ahead, so when a tide above about 7.0 feet is coming, lift boxes, tools and anything stored on the garage floor, unplug what sits low, and move cars to higher ground if your street floods. If water gets in anyway, keep the power off in the garage until it has been checked, photograph everything before it moves, and call. The sooner salt water comes out of drywall and framing, the less of it stays behind. Check the water heater, the washer and the outlets at ground level too, since they sit exactly where tidal water collects, and write down when the water came in and when it went down.
On insurance, the source decides a lot. FEMA states that standard homeowner policies do not cover flood, and tidal water is flood, so a garage that took the tide is normally a separate flood policy question, while a burst supply line is not. Coverage questions belong to your carrier, your agent or a public adjuster you hire. We document the loss, estimate our own scope of work, and can bill your carrier directly for our services.
