Late on October 24, 2013, an eight-inch water main installed in the 1950s broke in the 5000 block of Topeka Drive, and a six-inch sewer pipe connected to a vacant home broke with it. Water ran up toward front doors and through front and back yards, it took crews about fifteen minutes to shut it off, and as many as 25 homes were left without water until the next morning. One homeowner told reporters his front yard was probably destroyed.

Ten years later the flats had their turn. Around 4:30 in the morning on July 11, 2023, a main burst in the 6200 block of Melvin Avenue, near Victory and Corbin. Water ran between Calvert and Friar streets and down Friar to Belmar Avenue, firefighters and utility crews went door to door telling residents to move their cars, and the water was not shut off until 6:25. Two hours of a broken main is a lot of water at the bottom of a driveway.

Those two breaks sketch Tarzana's two halves. North of Ventura Boulevard the ground is flat and the streets are gridded. South of it the neighborhood rises toward Topanga State Park, and hillside homes sit on cut pads with retaining walls, long driveways and garages below the house. On a slope, water that gets loose keeps moving: from a broken main, from an irrigation line, or from a supply line inside, it runs downhill into the lowest room it can reach.

Water from a street main or a sewer line is contaminated when it arrives. It is extracted, the surfaces are cleaned and disinfected, and porous materials it soaked are removed before drying starts. Clean water from a burst supply line inside the house is a faster job if it is caught early, and the clock matters: drying started the same day costs far less than drying started after a weekend.

The 2013 break involved a vacant home, and empty houses are their own risk in a neighborhood where homes sit between owners, between tenants or closed up for a season. A slow leak in a house nobody is living in can run for weeks. If you manage a property like that, have someone walk it on a schedule, and know where the main shutoff is before you need it.

The housing mix is wider than the hills suggest. Tarzana was Edgar Rice Burroughs's ranch after he bought the tract on March 1, 1919, and later subdivided. Today, in ZIP code 91356, the median home was built in 1973, close to six in ten households own, and about a third of the housing units are in buildings of twenty or more. In those buildings a leak upstairs becomes a stain downstairs, and we keep a separate record for every unit it touched.

Fire is close here too. On January 10, 2025, as the Palisades Fire burned about two miles from Braemar Country Club, residents and businesses in parts of Tarzana were under an evacuation warning. Homes that never saw a flame can still hold smoke and ash in attic insulation, ducts and closets. Photograph every room and the furnace filter before cleaning, keep receipts, and have the house assessed before it is aired out.

Ventura Boulevard brings in commercial calls: medical and dental offices near Providence Tarzana Medical Center, restaurants, salons and retail. We contain the wet area so the rest of the space can stay open where it is safe, schedule the loud steps around your hours when you ask, and give you daily photos and moisture logs a landlord and a carrier will both want.

On insurance, we document the loss, estimate our own scope of work, and can bill your carrier directly for our services. Coverage decisions belong to your carrier, your agent or a public adjuster you hire. We respond anywhere in Los Angeles, Orange County and Riverside at any hour, our technicians hold IICRC certifications including fire and smoke restoration, and the first inspection is free.

Common questions in Tarzana

Have a question that is not answered here? Call any hour, or ask for a callback.

We live on the hillside south of Ventura. Where does water usually end up?

Downhill. Water from a main, an irrigation line or a burst supply line runs to the lowest room it can reach, often a garage or a lower-level room tucked under the house. We read the whole path, not only the room where it pooled.

We were under a warning during the Palisades Fire. Could our house have smoke damage?

It can. Smoke and ash settle in attic insulation, ducts and closets without any flame nearby. Photograph everything before cleaning and have it assessed first. Whether a claim pays is your carrier's decision.

Our rental is vacant between tenants. How do we keep a leak from running for weeks?

Have someone walk the house on a schedule, check under sinks and around the water heater, and consider shutting the main off while it is empty. If a leak is found, photograph it before anything moves and call us.

Can you work around patients at a medical office on Ventura?

Yes. We contain the wet area, keep equipment out of patient paths, schedule the loud steps around your hours, and give you daily photos and moisture logs.
